A State of Ohio disclosure form is required to be presented to all potential buyers before looking at properties or obtaining any financial information. The form is simply a disclosure, not a contract. This form was designed to make sure that the consumer is aware (as soon as possible) that the realtor that he/she is speaking to is representing them or someone else (seller).

There are forms that can look like the disclosure forms, but are actually contracts. These contracts obligate you to that realtor and pay a commission whether you use their services or not. Be aware of what you sign! Don't sign anything unless you fully understand what you are signing. If you are not sure, we recommend that you consult an attorney.
